CalHFA ADU Grant Program

The California Housing Finance Agency (CalHFA) offers the ADU Grant Program, providing up to $40,000 to help homeowners cover pre-development and non-recurring closing costs associated with building an Accessory Dwelling Unit (ADU). Eligible expenses include site preparation, architectural designs, permits, soil tests, impact fees, property surveys, and energy reports.

Who is eligible?
Homeowners with incomes below CalHFA income limits (see CalHFA website for details)
The property must be owner-occupied and located in California

How does it work?
1. Apply for a construction or renovation loan with a CalHFA-approved lender.
2. Complete the CalHFA ADU Grant application.
3. Grant funds are disbursed to cover eligible pre-development costs, reducing your out-of-pocket expenses.
